Your Listing Sat. Here Is Why, and How Relist Ready Fixes It
Your listing sat. The price came down once, maybe twice. A buyer finally made an offer, and then the inspection report landed and the whole thing fell apart.
If that sounds familiar, you are not alone. In September 2026, active listings across Middle Tennessee were up about 8 percent from a year earlier, and the average time from list to contract stretched to 63 days, up from 57. In late September, about 43 percent of active listings in the Nashville area were asking less than their original list price. Earlier this year Redfin ranked Nashville the second strongest buyer's market in the country, with more than two sellers for every active buyer. Buyers have choices again. They are slower, pickier and a lot more willing to walk away.
That is exactly why we built Relist Ready.

What is a Relist Ready inspection?
A Relist Ready inspection is a full property inspection done for the seller before the home goes back on the market. It is the same top to bottom inspection a buyer's inspector would do: roof, attic, structure, foundation, plumbing, electrical, heating and cooling, windows, doors, grading and drainage. The difference is who sees it first.
Instead of the buyer's inspector finding the surprises in the middle of your contract, you find them now, while you still control the timeline, the repairs and the price.
Why listings fall apart at inspection
Most deals do not die because of one big problem. They die because of a long list of small ones that suddenly feel big to a nervous buyer. A loose handrail, a missing GFCI outlet, a water heater near the end of its life, a little staining in the attic. Put fifteen of those on a report with photos, and a buyer who was already on the fence starts asking for thousands in credits or simply walks.

Here is the part sellers do not always hear: the buyer's inspector works for the buyer. Their report is written to protect the buyer. That is how it should be. But it means the first time you see the list is when it is being used against you.
What Relist Ready gives you
1. You see what the buyer will see. No surprises in week two of your contract. You know exactly what is there before anyone else does.
2. You decide what to fix. Some items are cheap and quick. Fix them and they disappear from the next buyer's report. Others you may choose to price in or disclose. Either way, you are making the call, not reacting to a demand letter.
3. You price it right the first time. If the roof has a few years left or the HVAC is aging, your agent can price the home with that in mind instead of taking a reduction after the fact.
4. Buyers feel confident. A seller who has already had the property inspected, made repairs and can show receipts tells a buyer this home has been cared for. Being open about a home's condition is simply the right way to sell it, and buyers can feel the difference. That confidence shows up in stronger offers and fewer renegotiations.
5. Your agent gets a cleaner closing. Fewer surprises means fewer delays, fewer repair addendums and fewer deals that fall through at the finish line.
Who should get one
Expired or withdrawn listings coming back on the market
Listings with price reductions that are not getting traction
Older homes where buyers will expect to find something
Sellers who already lost a deal to an inspection once and do not want to do it again
Estate and investor sales where the seller has not lived in the property
Why Absolute Inspectors
We are known for being thorough. Some agents would say thorough to a fault. That is exactly what you want on a Relist Ready inspection, because the goal is to find it before the next buyer's inspector does.

We also believe in telling people the truth, plainly and kindly. We are not here to scare you or to sell you something you do not need. We inspect every property the way we would want our own family's home inspected, and we report what we find so you can make good decisions with a clear conscience.
Our founder, Bruce Quinn, is a Certified Master Inspector and a Navy veteran with a background as an electrical contractor. Every report is reviewed before it goes out, written in plain language, and packed with photos so you and your agent know exactly what you are looking at and how serious it is.
We want to be clear about one thing: we are not code inspectors. Enforcing building code is the job of your local building department. What we bring is a very detailed understanding of how code says a home should be built, and we regularly review changes and work alongside local building inspectors and trade inspectors so we stay on top of what is changing.
We are veteran owned, licensed and insured, a three time Main Street Award winner, and we serve Middle Tennessee, Knoxville and Chattanooga.
For agents
If you are working expired listings, Relist Ready gives you something to bring to the listing appointment that most agents do not: a plan. "Your home sat. Let's find out why before we relist, fix what matters, and price it right." Call us and we will help you put it in front of your sellers.
