Pre Drywall Inspections in Middle and East Tennessee

There is exactly one moment in the life of a new home when you can see inside the walls. It lasts a few days. Then the insulation goes in, the drywall goes up, and everything behind it is hidden for decades. A pre drywall inspection is a visual inspection of the framing, rough plumbing, rough electrical and rough heating and cooling in that window, before it all gets covered.

Call or text (615) 916-7264, or tap Book Your Inspection at the bottom of this page. The window moves fast, so call early.

Why this window matters

Once drywall is hung, finished and painted, a missing fastener, a notched beam or a pinched pipe will not show itself until it causes a problem. By then the fix means cutting open finished walls. Before drywall, the same issue is often a quick fix by the right trade at almost no cost to anyone. It is the cheapest time in the whole build to get something corrected.

What we look at

  • Framing and structure: wall framing, headers, load paths, floor and roof framing, trusses, notching and boring, fasteners, hangers, straps, fire blocking

  • Foundation and exterior shell: visible foundation connections, sheathing, weather barrier, window and door flashing, roof covering and penetrations

  • Rough plumbing: supply and drain lines, support, damaged or kinked pipe, protection plates, drain, waste and vent routing

  • Rough electrical: wiring routing, support and protection, boxes, stapling, protection plates

  • Rough heating and cooling: duct routing, support and connections, crushed or disconnected ducts

You get a report with photos of what we see that day, so you and your builder can address it before the walls close.

Working with your builder, not against them

Most builders in Middle Tennessee have good crews and want to get it right. Every house is built by a lot of people under a lot of time pressure, and even good crews miss things. We are a second set of trained eyes that helps your builder deliver the house you are paying for, and we treat every jobsite and every crew with respect.

We are not code inspectors

A pre drywall inspection does not replace the inspections your local building department performs. Those inspectors enforce code. We are an independent second set of eyes working for you. Our founder, Bruce Quinn, is a Certified Master Inspector, a Navy veteran and a former electrical contractor, and our team keeps a very detailed understanding of building code, constantly reviewing changes and working alongside local building inspectors and trade inspectors.

The complete new construction plan

  • Pre drywall, while the framing and rough systems are still visible

  • Final inspection, before closing, once the house is finished

  • 11 month warranty inspection, before your builder's workmanship warranty ends

Add a radon test and a sewer scope to your final or 11 month inspection for the most complete picture.

Frequently asked questions

When is the right time for a pre drywall inspection?

After the rough plumbing, electrical and mechanical work is installed and before insulation goes in. Ask your builder or site superintendent to tell you the moment rough ins are done.

Will my builder allow it?

Most builders do, and many welcome it. Check your purchase agreement and give your builder a heads up so the site is accessible.

Does it replace the city or county inspection?

No. Code enforcement belongs to your local building department. We work for you as an independent second set of eyes.

Can you find everything?

It is a visual inspection of what is readily accessible that day. It cannot find what is hidden or not yet installed, which is why we also recommend a final inspection before closing.
