11 Month Builder Warranty Inspections in Middle and East Tennessee

Your builder's one year workmanship warranty is about to run out. We inspect your entire new home before it does, compare every finding to the exact wording of your warranty, and hand you one builder ready report, so repairs get made while they are still the builder's responsibility.

Call or text (615) 916-7264, or tap Book Your Inspection at the bottom of this page.

Why month 11 matters

Every new home moves in its first year. Lumber dries and shrinks, the ground under the foundation settles, and the heating and cooling system runs through every season for the first time. Most of what shows up is small today. Once your warranty ends, every repair is yours, along with any damage the problem causes while nobody is looking.

What we look for

  • Drywall cracks and nail pops

  • Doors and windows that stick, rub or will not latch

  • Floor squeaks and cracked tile, grout or concrete

  • Roof, flashing, gutters and grading that send water toward the house

  • Attic ventilation, insulation and bath fans venting into the attic

  • Plumbing leaks, fixtures and the water heater

  • Electrical panel, outlets and GFCI protection

  • Heating and cooling performance

  • Siding, trim, caulking and exterior sealing

Your warranty, in your builder's own words

Before your inspection, send us your builder's complete warranty document. We read every page. Then we inspect the whole property and cross reference each finding, line by line, to the provision that covers it.

  • Covered items are documented as warranty corrections, with photos, locations and the warranty language quoted.

  • Items that are not covered, or whose coverage has already expired, are called out plainly, so you know what to plan for yourself.

  • One organized report you can hand straight to your builder's warranty department before the deadline.

Working with your builder, not against them

Most builders in Tennessee want their homeowners happy. What slows repairs down is a vague request. A clear, documented list tied to the builder's own written commitments gets things fixed. We go into every new home looking for peace, not a fight.

We are not code inspectors

Code enforcement belongs to your local building department, and your builder's warranty is what governs your repairs. Our founder, Bruce Quinn, is a Certified Master Inspector with a background as an electrical contractor. Our team keeps a very detailed understanding of building code, and we constantly review changes and work alongside local building inspectors and trade inspectors to stay on top of them.

When to schedule

Book around month 10 or 11 of ownership. That leaves time to get the report to your builder and the work scheduled before your warranty ends. Neighbors in the same subdivision often share the same deadline, so ask about booking together.

Add ons worth considering

  • Radon testing, $175 when added to your property inspection. The EPA recommends testing every home, new construction included.

  • Sewer scope, $350 when added to your property inspection. Construction debris and damaged lines on new builds are easier to get fixed while the builder is still responsible.

Frequently asked questions

When should I schedule an 11 month warranty inspection?

Around month 10 or 11 of ownership, so the report reaches your builder well before the warranty deadline.

Does my builder have to fix everything in the report?

No inspector can make that promise. Your written warranty governs what is covered. What our report does is put each covered item next to the builder's own warranty language with clear photos, which makes it far easier to get repairs approved.

What does a builder warranty usually cover in Tennessee?

Many builders use a 1 2 10 structure: one year for workmanship and materials, two years for major systems like plumbing, electrical and HVAC, and ten years for major structural defects. Your written warranty is what governs your home.

How much does an 11 month inspection cost?

Pricing depends on the size of the home. Call or text (615) 916-7264 for a quote, and ask about booking with a neighbor.
