Pre Blast and Post Blast Inspections in Middle and East Tennessee

Blasting going on down the road? Before the first boom, get a record of your property that belongs to you. We photograph, video and measure your home or building before blasting starts, then come back when it ends and document exactly what changed. Some folks call the second visit a blasting damage inspection. Either way, you get the facts side by side.

Why it matters

Middle Tennessee sits on limestone, and a lot of new roads, subdivisions and water plants cannot be built without blasting. In Tennessee, the blasting firm only has to offer a free pre blast survey to occupied buildings within 300 feet of a blast hole. If you are farther away, nobody is required to document your property at all. And when cracks show up, the first question is always the same: was that there before?

What we document before blasting

  • Foundation, crawlspace or basement, and existing cracks, with location and measurements

  • Brick, stone and mortar joints, plus lintels over windows and doors

  • Drywall, plaster, ceilings, tile and grout

  • Doors and windows that stick, and the gaps around them

  • Garage slab, driveway, sidewalks and patios

  • Chimneys, retaining walls, pools and outbuildings

  • Time stamped photos and video of every room and exterior wall, including the areas with no damage

The post blast inspection

When blasting ends, we return and repeat the same documentation in the same places, so every change shows up side by side with the original. On long projects we can also check in partway through. If nothing changed, you have that in writing too. Reports are typically delivered within 24 hours.

What we do and do not do

We document condition and change. We do not assign blame or determine legal cause. That belongs to a structural engineer, your insurance company or the courts. We give them the facts.

For commercial owners, churches, HOAs and developers

We document offices, retail, warehouses and churches, and we can cover a whole street of homes near the same project. Developers and blasting contractors who need a third party record of neighboring properties before they blast can call us too. A clean, independent record protects everybody.

Not code inspectors

We are not code inspectors. Enforcing building code is the job of your local building department. What we bring is a very detailed understanding of how code says a property should be built, and we regularly work alongside local building inspectors and trade inspectors to stay on top of changes.

Frequently asked questions

Is the blasting company required to inspect my home?

Only within 300 feet of a blast hole, when the standard table of distance is exceeded. Farther away, they are not required to offer one.

What is the blasting vibration limit in Tennessee?

2.0 inches per second for ground vibration and 140 decibels for air blast, according to the Tennessee Department of Commerce and Insurance.

Can you tell me if blasting caused my cracks?

We document what your property looked like before blasting and what changed after it. Legal cause is decided by a structural engineer, your insurer or the courts, and our before and after record gives them the facts.

Blasting already started. Is it too late?

No. A record from today protects you from anything that happens after today.

How much does it cost?

It depends on the size and type of property. Call (615) 916-7264 for a quote.
