Investment Property and Short Term Rental Inspections in Tennessee: A Guide for Airbnb Hosts and Investors
Quick answer: An investment property inspection is a full property inspection written for the way an investor thinks: what will this building cost me to own, what could hurt a guest or tenant, and what could shut down my income. Absolute Inspectors provides investment property and short term rental inspections across Middle Tennessee, Knoxville and Chattanooga, for Airbnb, Vrbo, Furnished Finder and Booking.com hosts as well as long term landlords.
Tennessee is one of the most active rental investment markets in the country. Nashville alone had more than 7,000 active short term rental permits in September 2026, and nearly 5,000 of them were non owner occupied investor permits. Knoxville, Chattanooga and the Smoky Mountain markets draw visitors year round. When the numbers on a rental are tight, a missed roof, a weak deck or a failing water heater is the difference between a good investment and a hard one.

Why investors need a different kind of inspection
A family buying a home asks, "Is this safe for us?" An investor has to ask more:
What will it cost to own over the next five to ten years? Roof, HVAC, water heater, plumbing and electrical service all have a life span. Knowing where each one is in that life span shapes your offer and your reserves.
Is it safe for strangers? Guests do not know your property. They do not know the deck railing is loose or that the back stairs are steep. You are responsible for that.
Can it handle heavy use? A rental with constant turnover runs its plumbing, HVAC, appliances and water heater far harder than a typical household.
Will it pass the city and the platform? Permits, insurance and listing platforms each have their own expectations.
What we look at on an investment or short term rental property
Every inspection covers the full property: roof, attic, structure, foundation, exterior, grading and drainage, plumbing, electrical, heating and cooling, windows, doors and interior. On a rental we pay extra attention to the items that matter most to guests, tenants and your bottom line.
Guest and tenant safety
Smoke alarms and carbon monoxide alarms, and whether fuel burning appliances, fireplaces or attached garages are present
Fire extinguisher locations
Bedroom windows that can actually be used as an emergency exit
Stair, handrail and guardrail condition, especially on lofts and decks
GFCI and AFCI protection, exposed wiring and panel condition
Trip hazards, walkways and exterior lighting
Decks, porches and outdoor living
Deck ledger connections, posts, footings, joists and hardware
Guardrail height, strength and spacing
Hot tub electrical disconnects and GFCI protection
Pools, fire pits and grills where present
Decks deserve special attention on rentals. Mountain cabins and lake houses often have large, elevated decks, and a deck full of guests puts real weight on every connection.

Systems under heavy use
Water heater age, capacity and safety valve
HVAC age, condition and whether it is sized for the number of guests the property sleeps
Plumbing supply and drain performance, leaks and water pressure
Signs of moisture, mold conditions and pest activity
Appliance condition and age
Big ticket items for your budget
Roof covering age and condition
Foundation and structural movement
Electrical service capacity
Drainage and grading that can lead to crawlspace or basement water
You get a photo rich, plain language report so you can price your offer, plan your reserves and decide what to fix before the first guest checks in.
Know the local rules before you buy
Short term rental rules are set city by city in Tennessee, and they change. We are not code inspectors and we do not issue permits. Code enforcement and permit inspections belong to the local building and fire officials. What we bring is a very detailed understanding of building code, and we constantly review changes and work alongside local building inspectors and trade inspectors so we can flag issues that commonly come up. Always confirm the current rules with the city before you buy.
Nashville and Davidson County. Metro Nashville issues owner occupied and non owner occupied short term rental permits. Non owner occupied permits are limited to certain zoning districts, and investors should check zoning for a specific address before making an offer. Metro moved permit applications online in March 2026. Start with Metro Codes and the Metro Planning zoning map.
Knoxville. The City of Knoxville requires a short term rental permit and distinguishes between owner occupied and non owner occupied units, with stricter rules in residential areas. Working smoke and carbon monoxide alarms are required.
Chattanooga. Chattanooga issues homestay certificates for owner occupied rentals and absentee certificates for non owner occupied rentals. Absentee certificates are limited to specific commercial zones or large parcels and require Fire Marshal and building inspector sign off. Every rental needs working smoke detectors, an escape plan and a local agent who can respond within two hours.
Airbnb and Vrbo. Airbnb requires hosts to disclose whether smoke and carbon monoxide alarms are present, requires them to work if listed, and strongly encourages hosts to install them.
When to call us
Before you buy. The best time to find a five figure repair is before closing, not after your first booking.
Before you list. A pre listing inspection helps you fix what matters, set up safely and prepare for permits and insurance.
Between seasons. An annual maintenance inspection catches wear from heavy use before it turns into a cancelled stay or a bad review.
Before you sell. Our Relist Ready inspection helps investors sell a rental without surprises at the closing table.
Long term rentals, flips and multifamily
We inspect long term rentals, BRRRR properties, fix and flip projects, duplexes, small multifamily and mixed use buildings too. For larger buildings, our commercial team led by Bruce Quinn, a Certified Master Inspector and Certified Commercial Property Inspector, provides Property Condition Assessments.

Frequently asked questions
Do I need a special inspection for an Airbnb in Tennessee?
A full property inspection covers the building, but a rental focused inspection adds attention to guest safety items, decks and systems under heavy use. Your city may also require its own permit inspection, which is separate from ours.
Can Absolute Inspectors do the city's short term rental permit inspection?
No. Permit and code inspections are done by the city's building and fire officials. Our inspection helps you find and fix issues before you buy or apply, so you are better prepared.
How much does an investment property inspection cost?
Pricing depends on size, age, type and location. Call (615) 916-7264 for a quote.
